In Home Pre-Sale Consultation
Prior to doing home inspections full time, I was remodeling and doing repair work on old houses everyday. I was able to learn a lot about the in's and out's of building methods and materials used in construction in days gone by. The majority my knowledge base evolved from hands on, on the job training, some of which came by way of trial and error. Over the years, I have familiarized myself with both the different architecture and preferred styles of living throughout most Northeast Ohio suburbs. Whether maintaining or inspecting old homes, I have been on both sides of the real estate transactions throughout my career, but regardless of which side I am on, my customer always first.
As a professional home inspector, I have to adhere to a Standards of Practice as set forth by the American Society of Home Inspectors, and, the State of Ohio. These Standards of Practice are observed, in Home Inspection Contract, during the physical home inspection, and then, carried over into how information is disseminated via the Home Inspection Report. Any deviation from these Standards of Practice could expose me to legal liability, therefore, it is imperative that I not discuss issues outside the realm of a Professional Home Inspector. So, in order to discuss topics, outside of the realm of a Professional Home Inspector, I offer an In Home Consultation. This helps you prepare to sell your home without paying the full price for a Home Inspection. But, keep in mind that you should always get a full Home Inspection and Report prior to purchasing a home.
An In Home Consultation is available to anyone who would like one, regardless of if you are selling or planning on selling your home. But if you are planning on putting your home on the market, or, if it is already on the market, now would be a great time for an In Home Pre-sale Consultation. There no legally or ethically binding contracts or reports involved in an In Home Consultation, so you and I are free to discuss anything you would like regarding your home. I will do a visual inspection of all of the components of your house from the basement to the attic on the interior, and, the garage, roof, siding and chimney at the exterior. This is a strictly visual inspection, no panels or covers will be removed. As we work through the house you can take notes at your pace and ask questions freely, and I will give my opinion on individual items as they are inspected. The idea is to give you some idea on what repairs or upgrades you may want to consider to get the most return on investment with your home sale. I try to give you a prospective from a Buyer's point of view, an Agent's point of view, a Private Home Inspector's point of view, and, potentially, a municipal inspector's point of view(if a Point of Sale is required).
